Petition to Remove the Current Stonebridge Ranch Community Association (SRCA) Board of Directors

We, the undersigned members of the Stonebridge Ranch Community Association in McKinney, Texas, express our profound dissatisfaction with the current Board of Directors. We believe their recent actions and decisions have not been in the best interests of our community. Therefore, we petition for a vote of no-confidence and seek their immediate removal based on the following concerns:

1. Unilateral Amendments to Bylaws Restricting Fair Elections

The Board has amended the SRCA Bylaws to impose stringent qualifications for board candidacy, effectively limiting the ability of members to run for the Board without prior approval. This action undermines the democratic process and restricts homeowners' rights to participate in community governance.

2. Mismanagement of "The Beach Club" Pool Repairs

The Board has failed to address necessary repairs at "The Beach Club" community pool in a timely and efficient manner. Despite clear indications of deterioration, there has been a lack of transparency and communication regarding repair plans, leading to prolonged closures and inconvenience to residents.

3. Inadequate Financial Planning for "The Beach Club" Repairs

The Board neglected to allocate sufficient funds in the reserve budget for the anticipated repairs of "The Beach Club." This oversight demonstrates a lack of foresight and financial responsibility, compromising the community's amenities and potentially leading to increased costs in the future.

4. Proposal of a $15 Million Special Assessment Without Member Approval

The Board has proposed a substantial special assessment of $15 million to rebuild "The Beach Club" without seeking a vote or obtaining consent from the general membership. This action disregards the financial impact on homeowners and violates the principles of transparency and member involvement in significant financial decisions.

5. Engagement of GrandManors Property Management Despite Negative Reviews

The Board has engaged GrandManors as the property management company for our community, despite numerous negative reviews and complaints regarding their services. Homeowners have reported issues including:

• Lack of Responsiveness: Failure to address homeowner concerns and neglecting to return calls or emails in a timely manner.
• Inconsistent Enforcement: Indiscriminate enforcement of compliance on longstanding property features that have existed since the construction of the properties.
• Harassment: Ongoing harassment of homeowners over minor or previously approved property conditions.
• Poor Record-Keeping: Failure to update records when issues are remedied, leading to continued unwarranted compliance actions.
  
  These issues have been corroborated by online reviews from other communities managed by GrandManors, indicating a pattern of subpar performance. 

Legal Basis for Removal

According to Texas Property Code Section 209.00593, homeowners have the right to petition for a special meeting to recall a board member. Additionally, the SRCA Bylaws provide procedures for the removal of directors by the membership.
