Petition Objecting to Proposed 200-Home Development at Ladycroft Road, Armthorpe

The Issue

We, the undersigned, object to the proposed outline planning application for up to 200 dwellings on land south of Ladycroft Road, Armthorpe.

While presented as an illustrative masterplan, the proposal places housing immediately adjacent to existing bungalows without fixing minimum separation distances, building heights, buffer widths, or measures to protect privacy, daylight, and residential amenity. 

We are concerned that, at the outline stage, insufficient certainty is being provided regarding impacts on existing residents, including overlooking, overbearing development, construction disturbance, surface water drainage, traffic, and the capacity of Armthorpe’s village-scale infrastructure, including local roads, schools, GP provision, drainage, and sewage networks, to accommodate a development of this size. In addition, we have serious concerns about both AIR and NOISE pollution affecting local residents. 

Armthorpe is a small settlement with limited local infrastructure, and the cumulative impact of this proposal alongside recent and emerging developments has not been clearly demonstrated or transparently assessed. 

We therefore request that permission be refused or deferred unless these matters are fully assessed and secured by enforceable planning conditions, rather than reserved for matters where residents’ ability to influence outcomes would be significantly reduced.
