Dear All,
I hope you are keeping well. 


I am writing regarding the proposed development of up to 200 homes on land off Ladycroft Road, Armthorpe, Doncaster.


My mother lives adjacent to the proposed site, and I am supporting her and other local residents in seeking greater clarity and accountability around the proposal so that informed decisions can be made.


By way of background, I contacted Nineteen47 on 18 and 27 January 2026 with a series of questions intended to clarify key aspects of the development. These questions were raised again at the most recent meeting, where it was noted (and recorded) that no response had yet been provided. To date, there remains a concerning lack of communication and transparency. Relevant correspondence is attached for reference.


The principal concerns raised by residents are summarised below:


Traffic and access
A development of this scale could reasonably introduce between 200 and 400 additional vehicles. The site has a single point of access via a road designed for low traffic flow, including an acute bend. This creates a clear risk of congestion, bottlenecks, and increased air and noise pollution, as well as disruption to traffic joining the main road network.


Construction traffic and road safety
The proposed construction routes raise serious concerns. Heavy vehicles accessing the site via Ladycroft Road and Parkway will further degrade already deteriorating road surfaces and speed humps, while debris and dust will directly affect nearby residents.
An alternative route passes close to two primary schools, raising significant safety concerns for children and families, in addition to increased traffic volumes.


Housing typology and residential amenity
No information has been provided regarding housing types, building heights, or set-back distances for properties adjoining the site. Residents whose gardens back onto the field require clarity on boundary distances and potential impacts on privacy and right to light. At present, this information is absent.


Local infrastructure capacity
It is unclear how existing infrastructure will accommodate this development alongside other ongoing builds in Armthorpe. There has been no clear explanation regarding capacity or mitigation in relation to schools, GP services, road networks, drainage, or whether development quotas for the village have been exceeded.


Environmental impact
The field and surrounding area support local wildlife. Residents have not been informed how biodiversity impacts will be assessed, mitigated, or offset.


Having reviewed the planning documentation as a whole, the proposal appears to force an unsuitable scale of development onto a constrained site. The single access point, road geometry, and surrounding residential context were never designed to support traffic volumes of this magnitude. This risks becoming a long-term design failure with lasting consequences for residents and the council alike.


While residents recognise that development and progress are necessary, this particular site appears fundamentally ill-suited for a scheme of this size and offers limited benefit to Armthorpe beyond increased housing density. Armthorpe already has some of the least green space in the area, and the provision of a small “consolation” park does not meaningfully offset this loss. There are surely more appropriate locations within Doncaster for housing of this scale.


Over 700 residents have now signed a petition opposing the proposal, reflecting strong, widespread concern. Local sentiment towards the volume and pace of recent developments is increasingly negative. Residents will be looking to their elected councillors to stand up for decisions that are practical, proportionate, and in the long-term public interest, rather than driven primarily by profitability.


For transparency, I should also note that I am in contact with the Doncaster Free Press and will continue to update them as events progress, including recent site activity.
