The image appeared on the Armthorpe Community Facebook Page. I would recommend that someone from the local area contacts your local councillor to enquire what is happening.
It states a proposed planning application meeting on Saturday, 14th February 10 am start, Armthorpe Community Centre. Councilors Chris Marriot, Needham, Pritchard, and Parish, Chair Chris Brodhurst Brown.
Could someone please put me in contact with the lady who has created another petition (going around the area). We need to work on mass.
On the 18th January, I sent Nineteen47 (planners) an email with 13 key questions. I am still awaiting a response. These allude to significant points raised at the last meeting in Armthorpe Community Hall.
1) Programme and phasing
What are the anticipated start and completion dates for the development, and will the build be phased? If so, which phases are likely to take place closest to the existing bungalows, and over what timescale
2) Right to light and proximity
What is the minimum distance (in metres) between the proposed new dwellings and the boundary of the existing bungalows? Has a daylight/sunlight or right-to-light assessment been undertaken or is one planned?
3) House typology and scale near the bungalows
What types of housing are proposed immediately adjacent to the bungalows (e.g. detached, semi-detached, terraced), and what will be the maximum height and number of storeys in these locations?
4) Overlooking and privacy
Will the houses closest to the bungalows be designed or oriented to avoid overlooking of bungalow gardens, for example through side-on orientation, limited window placement, increased separation distances, or landscaping buffers?
5) Construction impacts
What measures will be put in place to manage construction noise, dust, air pollution, and construction traffic, given the close proximity of existing residents? What construction working hours are proposed?
6) Infrastructure capacity
How will the cumulative impact of this development, alongside other recent and proposed developments in Armthorpe, be addressed in relation to traffic, roads, schools, GP provision, drainage, and sewage infrastructure?
7) Transparency of consultation feedback
Will residents be able to access the original, unedited feedback submitted during this consultation, rather than only a summary or interpretation?
8) Housing form and suitability
What specific housing forms are being considered overall (e.g. bungalows, two-storey, three-storey dwellings), and will any single-storey or age-appropriate housing be included, particularly given the existing bungalow context?
9) Buffers and boundary treatment
What width and form of landscaped buffer is proposed between the new development and the existing bungalows, and will this be secured through planning conditions rather than left to later design stages? What boundary treatments are proposed, and who will be responsible for long-term maintenance?
10) Drainage and runoff
How will surface water drainage be managed along the boundary with existing bungalows to ensure there is no increased flood risk or drainage pressure on neighbouring properties?
11) Certainty at the outline stage
Which elements shown on the illustrative masterplan (such as building locations near the bungalows, buffers, and open space) would be fixed by planning conditions, and which could change at the reserved matters stage?
The other key element of this proposal is the potential impact of large lorries driving past two primary schools to reach their location. Heavy weights will also exacerbate erosion of your local roads and spread dirt, muck, and sand etc across them during construction.
The ONE exit (as clearly stated) will be a traffic bottleneck. If there are 200 homes, there could be another 400 cars. If the government's agenda is for net zero, surely this isn't helping the environment.
WHAT TO DO NEXT?

Small social videos showing the road and exit would be good to start putting online. A storyline is always a good influencer. If you know of anyone who could do this, start to get the message across.

Finally, do place your comments here as further evidence of how you feel about this proposal. The last meeting (and I've been through these before) was a temperature test for Nineteen and KeepMoat to see how far they can go. They need to win you over. But remember, they need to be paid, so it's in their interest to push this through. Profit before people.
Don't be fooled: once that proposal is signed, they will railroad Armthorpe residents. Keep going. The people of Armthorpe have true grit; we are no pushovers.
