The Issue

I am new to mobile home parks, having retired on a limited budget. I believed buying a manufactured home where lot rent was affordable was a wise decision. When I moved into the Woolhurst Adult Community in Littleton, Colorado, in September 2025, I was paying $1495.00 a month. However, just one year later, I received a letter from Woolhurst/Havenpark informing me that my rent would increase to $1592.00 starting September 1st, 2026. Upon contacting management, I was told that they could increase the rent every month each year as long they give you 90days notice. This news is alarming, as it is only a matter of time before my limited income will leave me no money for anything else. Many residents in our community share this unsettling situation. We chose this living arrangement believing it was an affordable option for us who are retired or living on fixed incomes. The unchecked increase in lot fees threatens to destabilize our community's financial security. We are calling on Havenpark Communities to implement a cap on annual rent increases to ensure affordability and stability for residents. Many cities and states across the country have recognized the importance of such regulations to protect residents from financial strain. Statistics indicate that nearly 22 million Americans live in manufactured homes, many of whom are low-income seniors or families with limited budgets. Therefore, a cap on rent increases isn't just a necessity for our community—it’s a measure of basic fairness.
