
The AT&T site Developer has submitted an updated Transportation Impact Study for review by Fairfax County planners on July 9th. The County has 30 days to review this study and the site plans. If this study is accepted, then a meeting is held with the public followed by a review and approval with the Planning Commission and Board of Supervisors. The developer will then be allowed to build the proposed 854 residential dwellings AND a shopping center.
The window of opportunity is NOW for Fairfax Citizens to let our government officials know that the intensity of this development is unacceptable and will further impact our road and traffic conditions! Please forward the Smart Growth for Oakton Petition to five Fairfax County residents. (There is no need to donate.) We need to show that 1000 citizens are concerned about the current traffic and safety conditions along Chain Bridge Road corridor and adjacent neighborhood roads.
Below are excerpts from the Traffic Impact Study:
- “Seven (7) intersections have movements that operate below acceptable levels of service during peak hours” This includes Chain Bridge Road intersection with Hunter Mill, Miller, Blake, Jermantown and White Granite. (Page 10)
- “Based on the 95th percentile queue results, five (5) intersections have queues that are anticipated to exceed the available storage length under Existing Conditions during at least one (1) peak hour” Based upon Table 8, there can be between 30 to 58 cars stopped at Chain Bridge intersections at White Granite and Jermantown Road. (page 11, 50)
- In six years, the intersections with Chain Bridge Road car crashes have been:
- Jermantown Road 48 Crashes
- Hunter Mill Road 45 Crashes
- Miller Road 29 Crashes
- White Granite 27 Crashes
- The Developer is proposing a traffic light on Jermantown Road which is too close according to VDOT regulations to the traffic Light at Jermantown/123 intersection to accommodate his retail commercial business. (Page 85)
- Pedestrian level of comfort within a one-mile radius of the site is primarily rated as no pathway to uncomfortable as indicated on the map. (Page 28)

In the nomination letter to change the Comprehensive Plan, the developer stated that this development will “improve transportation infrastructure and increase the amount of open space available to the community.” It appears that neither promise will occur with this development.
Write a letter to our County officials and sign the Smart Growth for Oakton petition to let our Government Officials know that we are not supporting this change to our Comprehensive Plan!
