The Developer is requesting a change in the comprehensive plan to increase the FAR (Floor Ratio Area) from .40 to 1.0 for the AT&T property. The biggest impact on the Oakton community will be for the County Officials to vote to increase the Comprehensive Plan’s rezoning FAR.

The FAR, floor area ratio, is the relationship between the total amount of usable floor area that a building has and the total area of the lot on which the building stands. A higher ratio would indicate a dense or urban construction. The floor area ratio accounts for the entire floor area of a building, not simply the building's footprint. Unoccupied areas such as basements, parking garages, stairs, streets, sidewalks and elevator shafts are excluded from the square footage calculation.

The current comprehensive plan for the AT&T site is .40. The proposed increase of the FAR to 1.0 will result in more buildout and infrastructure requirements such as parking garages and streets, higher population density impacting our schools, more traffic for our roads as well as loss of green space.

The adjacent office parks (Flinthill I,III,IV & Redwood) planned for redevelopment near the AT&T site are all being developed with a FAR of .40. Why can’t the AT&T site also be developed within the current rezoning requirements?

 We need to let our government leaders know that a 1.0 FAR is unacceptable and that we support the current FAR of .40! Please sign or forward this petition to anyone in Fairfax County who you think would be in support of smart growth!
