The Issue

We, the undersigned residents, tenants, and property owners, are writing to raise a serious and ongoing concern regarding the frequent breakdown of elevators in residential apartments, condominiums, and office buildings.

 

Elevators are an essential service, not a luxury. For many residents—especially seniors, persons with disabilities, families with children, and those living on higher floors—elevator outages create severe hardship, health risks, and daily disruption.

 

It has become increasingly common for building management to delay repairs, particularly on weekends and government holidays. This delay is often due to higher service costs charged by elevator technicians during these periods. On average, elevator repair technicians may cost approximately $150–$250 per hour on regular weekdays, whereas weekend or emergency service rates can rise to $300–$500 per hour or more. While cost management is understandable, delaying critical repairs at the expense of residents’ well-being is unacceptable.

 

We believe that no resident should be forced to suffer due to cost-saving decisions made by property management.

 

Therefore, we demand the following:

 

Mandatory Timely Repairs:

A legal requirement that elevator issues must be addressed immediately, regardless of weekends or holidays, especially when the outage significantly impacts residents.

 

No Deliberate Delays for Cost Avoidance:

Building management should not be allowed to delay repairs simply to avoid higher weekend or holiday service fees.

 

Fair Compensation for Residents:

For each day an elevator remains out of service beyond a reasonable repair window, residents should receive financial compensation or rent/maintenance fee reductions. This measure will ensure accountability and discourage unnecessary delays. Without financial consequences, building management has little incentive to prioritize urgent repairs.

 

Transparent Communication:

Whenever an elevator is out of order, management must provide clear and honest communication to all residents, including:

 

* The exact cause of the issue (if known)

* When the issue was first reported

* What actions have been taken

* Expected repair timelines

 

Daily Updates for Extended Outages:

If repairs take longer than 24 hours, management must provide regular updates—preferably daily—until the elevator is fully operational.

 

Accountability and Enforcement:

A governing body or regulation should be established or strengthened to monitor compliance and hold building management accountable for negligence or delays.

 

Consideration for Residents’ Safety and Dignity:

Elevator access is critical for basic living. Prolonged outages must be treated as a serious failure of essential services, not a minor inconvenience.

 

We urge authorities to recognize this widespread issue and implement laws that protect residents from ongoing neglect and lack of accountability.

 

We cannot continue to live under these conditions. Immediate action is necessary.
