The Issue
Petition Against the Proposed Development at 3862 Hutson Ave
To: Metro Council and Planning Commission
We, the undersigned residents of the surrounding community, wish to express our strong objection to the proposal submitted by Matt Robb to divide the large lot behind 3862 Hutson Ave into 15 single-family lots. While we acknowledge the intent to preserve some natural spaces, we have significant concerns regarding this development.
Concerns:
Increased Density: Transforming one large lot into 15 smaller lots will substantially increase the population density in our neighborhood. This could lead to overcrowding and strain on local resources and infrastructure.
Traffic Issues: A new cul-de-sac and additional homes will inevitably lead to increased traffic on Hutson Ave and surrounding streets. This raises safety concerns for residents, particularly for children and pets. We already have traffic issues with the amount of hills and cars speeding. This new street would be at the top of a hill on Hutson Ave. where a major blindspot is.
Environmental Impact: While the proposal mentions conservation, the development of multiple lots could disrupt local wildlife habitats and lead to the loss of green space that benefits the entire community.
Community Character: The current character of our neighborhood is defined by its spacious lots and low density. This development risks changing the nature of our community, making it feel more congested and less welcoming.
Property Values: Increased density and potential traffic congestion could negatively impact property values, affecting long-term investments for existing homeowners.
Insufficient Community Input: While a meeting has been scheduled, we feel that the timeline for community feedback is insufficient. Many residents may not be able to attend, and we believe more opportunities for community input should be provided.
We urge the Metro Council and Planning Commission to reconsider this proposal, taking into account the potential negative consequences it could have on our community. We ask that a comprehensive impact study be conducted, and that further community engagement take place before any decisions are made.
