The Issue
Attention Mayor Jeromy Farkas and City of Calgary Councillors
We, the undersigned residents, property owners, business owners, and community members, respectfully oppose the above Land Use Redesignation application.
We oppose this application because the proposed land use change would permit a building that is over-scaled for the constrained site at 108 Mission Road. The proposed height, massing, and overall building form would create unresolved impacts, not limited to scale and massing, shadowing and privacy of adjacent properties. We also have significant concerns regarding traffic, transportation geometry, traffic and pedestrian safety, and parking issues, and have learned that the developer was not asked to prepare a TIA (Traffic Impact Assessment) with this application.
Community members have submitted numerous objection letters and expressed serious concerns regarding the proposed development. On May 20, at an Open House hosted by Onward Homes and B&A Planning, updated drawings were presented showing a reduction from six storeys to five storeys, and from 24 metres to 22 metres in total height. However, the overall scale and proposed 61-unit count remained largely unchanged, and the community’s key concerns remain completely unaddressed.
The revised Land Use Redesignation does not resolve the central issue: the proposed development remains too large for this site and would create permanent, serious and unsafe community impacts.
We urge Calgary City Council to reject the proposed Land Use Redesignation application in its current form.
