The Issue

Opposition to Non-Residential Intrusion in Hollywood – (specifically, a proposed Facility at 1434 Monroe St and other non residential buildings in single family areas)
 
We, the undersigned residents and stakeholders of the Hollywood community, respectfully oppose the proposed demolition of the single-family residence at 1434 Monroe Street, Hollywood, Florida, for the construction of a non-residential facility.
Our neighborhood is a peaceful, well-established enclave of single-family homes, valued for its tranquility, stability, and residential character. We are concerned about the zoning implications and community impact of introducing a non-residential institutional-use facility in the heart of a residential neighborhood, one not currently zoned for mixed-use buildings.
We respectfully oppose this project for the following reasons:
Land Use Compatibility: The proposed facility is non-residential. Its presence would significantly alter the residential character and intent of the zoning district.
Traffic and Safety Impacts: The proposed facility will bring visitors, increased traffic, and parking congestion to a street not designed for high-capacity or institutional use. This poses safety risks, especially for children, pedestrians, and cyclists.
Noise and Activity Beyond Residential Norms: The proposed use will involve extended hours of activity, including evenings and weekends, disrupting the quiet enjoyment of nearby homes.
Precedent for Further Non-Residential Intrusion: Granting this request could set a precedent, encouraging the future replacement of additional single-family homes with institutional or commercial buildings, eroding the residential integrity of our neighborhood.
Potential Impact on Property Values: The presence of institutional-use facilities within a single-family neighborhood can deter potential homebuyers and may lower property values for adjacent and nearby properties.
Hollywood Lakes faces an acknowledged housing crisis driven primarily by the commercial use of short-term rentals, which removes properties from residential inventory and diminishes opportunities for families to secure homeownership in our community.
We emphasize that our concerns are the impact of any non-residential use in a neighborhood zoned and developed for residential living.
Given the presence of mixed-use zoning just a few blocks away, with appropriately zoned buildings currently for sale that would make a suitable alternative, we respectfully urge city officials, planning staff, and community leaders to protect the residential character of the Hollywood Lakes and deny approval of any rezoning, variance, or permit that would allow for the construction of a non-residential structure at 1434 Monroe Street.
