Dear Supporters,

We received notification on Tuesday (7 November, 2023) that the Clement Close Infill application will be formally considered at the meeting of the Planning Committee next Wednesday, 15 November, 2023.

Amendments since the original submission:

  • The overall proposal is reduced from 22 to 21 residential units consisting of five separate developments.
  • Two mature trees originally planned to be removed will now be retained (one Cat B ash tree and one Cat Portuguese laurel). In the current proposal, 14 trees will still need to be removed (one Cat B, 12 Cat C and one Cat U), and it is recognised that at least 6 additional trees will be damaged. LBB is proposing to plant 20 saplings to make up for this loss.
  • Amendments to elevations to mitigate flooding to the newbuilds (and the newbuilds only).
  • Amendments to windows and balconies to satisfy "some" privacy requirements. Please note that under the current proposal, some new dwellings would have windows less than 18 m away and looking directly into the kitchen living room combo of many existing properties. This point was repeatedly raised as a key concern, but for some reason has been completely ignored.
  • Amendments to the play area. Interestingly, the size of the play area was based on the projected occupancy of the new dwellings, but the many children already living on the estate were not included in the profiling.


The Chief Planner's recommendation for this application is to Grant Consent. 

We have been granted a maximum of two speaking slots of 3 minutes each to address the Committee on the day and present our objections.
