Oppose the 5-Story Building on the Corner of Spring Valley and Grand Avenue

The Issue

We, the residents of Hackensack, oppose the proposal for a 5-story 16-unit apartment building at 1 Spring Valley Avenue.

This proposal is entirely inappropriate for this location as half of it is in Zone R-50 (One-Family). Buildings of this height are not permitted in this zone or in zone B-1, where part of the property is located.

The non-compliant height will block the sun for most of the nearby residences. The development, as designed, will be within 1 foot of adjacent property lines, again non-compliant.   The wait at the traffic light is already long enough!

The developer is requesting 18 variances for these and the other non-compliant issues, many of which would significantly impact the neighborhood. 

We encourage the Zoning Board to reject this proposal and to require any development on this property to conform to the long-standing zoning rules of the neighborhood. The public may attend the Zoning Board meeting on*** September 18** at City Hall, 65 Central Avenue, Hackensack.
