OPPOSE HEAVY INDUSTRIAL ON NORTH OCOTILLO RD

There’s nothing better than enjoying the peace and beauty of a Rural Residential home in Cochise County just west of the beautiful San Pedro River (and a few miles north of Benson, AZ). That is now in jeopardy!!!

Shane Madsen owns property at 2150 N. Ocotillo Rd in Cochise County. He has three parcels currently zoned as RU-4 (Rural, minimum lot size one dwelling per 4 acres). He has submitted an application to Cochise County to change the parcels to HI (Heavy Industrial) zoning. He has also submitted a request for a land use amendment changing the area designation in the Comprehensive Plan from “D-Rural Residential” to “D-Rural” thereby allowing him to own and operate a Heavy Industrial business on his properties in this designated D-Rural Residential area. Residents have lived in this area for 40+ years and the residential population has increased over time. Shane Madsen purchased the properties one and a half years ago for his industrial vision.

A "materials recycling facility" is what was stated in Madsen's letter to residents. The documents submitted to Cochise County by Madsen reveal the proposed heavy industrial business includes the RECYCLING OF AGGREGATES, EARTH, ELECTRONIC WASTE, AND BIOMASS MATERIALS. This residential area is not the appropriate place for such a location. There are significant hazardous concerns to humans, animals, plants and the environment associated with this industrial use. We are also opposed due to the significant increased fire danger for residents, the potential harm to groundwater and the San Pedro River, the large number of commercial trucks in our residential area, the insufficient road and dangerous road conditions that would accompany heavy industrial use,  and more. See www.keepnorthocotilloresidential.com for more info. Of special note is the location of homes with families and children within 1500 ft of the proposed Heavy Industrial. 

The residential character of North Ocotillo Rd is well-established and should be preserved. Heavy Industry in this area is not appropriate, and Madsen’s request for a zoning change and land use amendment should not be permitted. 

Please help us protect our families, our homes, our North Ocotillo Rd residential area and the quality of life we treasure and enjoy, by signing this petition in opposition of the requested changes to zoning and land use submitted by Shane Madsen to Cochise County Re: Dockets CPA 24-01 and RZ24-07 (Ocotillo Rd).
