Voices for Tattersall Against EBSCO’s Proposed Rezoning of Tattersall Park
The Issue
There are currently 18 undeveloped acres in the middle of the Tattersall site. This property has been zoned as solely for commercial purposes since the Greystone project was annexed into Hoover in 1989.
Previous attempts to rezone for multi-family residential use have not succeeded.
EBSCO is NOW seeking approval for a total of 307 residential units on these 18 acres. To do this it must obtain a conditional use approval from the City of Hoover.
The proposal includes creation of:
- 170 “active adult residential units”
- 137 “market rate multi-family units”
- 125-room hotel
- 38,000 square feet of commercial buildings.
Additionally:
- The maximum height of the buildings is FIVE stories.
- There are no details in the application of the size of the residential units, whether they will be rentals, condominiums or other ownership, the criterial for the “Active Adult” units other than an age 55 minimum, or whether the adult units will be subsidized.
- The commercial units are described as “boutique commercial space” with no other details. The 137 multi-family units are described as “market-rate” with no details of bedroom distribution.
This is a GRAVE concern to our community, as it can potentially disrupt our living environment dramatically.
The development is incompatible with our community's lifestyle and values. It threatens to increase traffic and put a strain on our local resources. The proposed change will NOT add to the value of our community. Current zoning regulations ensure balance between residential peace and functional community structures. The requested changes are not in line with that balance, and can lead to overpopulation problems and other related issues.
A positive alternative? THOUGHTFUL & COMMUNITY MINDED DEVELOPMENT which includes a proposed entertainment district similar to what was built in Hoover, which would respect the lifestyle of our community and provide beneficial development. This successful model helped improve local economy and community interest in Hoover, without detrimentally affecting its residents or the character of the neighborhood.
It's time for us to say no to thoughtless and money-driven community development that can negatively affect our neighborhood and its serene living conditions. We're calling for careful, responsible development that values community input and impact, and for Hoover City Council to deny this conditional use approval.
