OKC Planning Comm: Deny Rezoning at 192nd/Penn. Retail is needed, not more Apartments!

The Issue

We don't need more apartments in our area, we need retail!  The NW corner of 192nd and Penn is currently zoned as commercial and should be the home of a future business(es) to serve our community. However, the owners of the lot (192nd & Penn, LLC) would like to add to that commercial zone designation (C-3) and with multi-family residential (R-4) to have the option of adding more apartment housing. (Case No: PUD-1817)   

We already have so much housing at 192nd/Penn and the surrounding area. We have a large complex of apartments already on Penn and neighborhoods that are still not completed. A large apartment complex is less than a block away down 192nd.  There is also one R-4 multi-family lot yet to be developed on Penn. As a result, our schools on Penn are becoming dangerously overcrowded and the street is full of traffic.

Also, there are only 3 corners available for commercial use currently at 192nd/Penn. Removing one would be a detriment to our community, as we would have so much housing, and so little commercial spaces available. More homes is poor planning by the commission.

Furthermore, we are truly desperate for retail in our area!!!  We have all dreamed of the completion of the promised Braum's and 7/11 on Western/192nd.  We truly look forward to having more conveniences right at our corner.  By adding businesses it would also create jobs and stimulate our economy.

Last, as we all know, housing is HOT right now! This is purely a financial choice to switch the zoning to allow a property sale to build apartments.  The owners do not care about this neighborhood or our future. Please deny the petition and do what is best for our community!
