Object to the proposal at 38-70 Baker Street, Marylebone - 22/08200/FULL
The Issue
Dear residents and friends of Marylebone,
It's not too late! Please help us.
38-70 Baker Street is a huge proposal to the west of Chiltern Street. The scheme is simply too tall and bulky, and will have severely detrimental impacts to residents’ quality of life, and to the streetscape of Marylebone as a whole. Please watch the videos to understand the scale of impact. Residents of Wendover Court and Wendover House will lose the view of the sky. The sense of enclosure will be extreme.
Existing situation / Feb 2024 application comparison:
The developer put in an application in December 2023, then reduced the height by shaving millimetres off each floor and submitted a revised application in February 2024. The developer has been continually taking height cues from the very large 55 Baker Street, whilst neglecting the fact that 4-5 storey residential buildings in the adjacent conservation area are even closer. Whilst any reductions in height, bulk and massing are positive, it is clear from the video that the height reductions have minimal effect.

Our objections are not merely born out of self-interest but stem from a deep-seated commitment to preserving the character of Marylebone for generations to come. The developer has refused to fully remove storeys from the proposal, citing opaque claims of 'viability' to justify this over-development.
The applicant has refused to retrofit the existing building. The exercise of comparing the carbon costs of refurbishment versus redevelopment should be done realistically and modestly. Refurbishing a building can cost less, return less area and use less carbon. In this case a ‘sustainable’ approach is being used to argue a grossly oversized development (and therefore use much more carbon) in order to justify wasting all the embodied carbon already within the existing structure. This is not sustainable, but just a sustainable relativism that does not seem in line with Westminster's Retrofit First policy.
As residents of Wendover Court, we stand united in our opposition to this poor design. But we cannot do it alone. We need your support, your voices, and your signatures to amplify our message and ensure that the concerns of residents are heard loud and clear.
Please, join us in urging our councillors to stand with us in opposition to this proposal. Together, we can protect our homes, our community, and the very essence of what makes Marylebone such a special place to call home.
We request our Marylebone Ward Councillors, Cllr Karen Scarborough, Cllr Ian Rowley and Cllr Barbara Arzymanow to make representation for the residents and speak at the Planning Committee to object to this proposal on the grounds described.
