Follow up on land Zoning for Lindsay and Germann. Very very positive meeting today. I’m exhausted but great conversation and listening by the developers. The developers listened to our concerns and have suggested ideas on how to prevent and mitigate many of them. It’s not perfect but offers a good starting point and shows the developers commitment to support the community. We are arranging a meeting to occur in a large setting for them (David Sellers AKA Creation) to meet with the community in a few weeks so they can share their plans and hear concerns. We are suggesting the church or Campo Verde HS- will follow up on this shortly with dates. We as a community can be involved in providing suggestions, part of the development plan, as well as ask questions, get answers, and more. David Sellers and his team are focused on a certain type of high end client and the clients it attracts are going to have to pay premiums to get it. The overall land price is around 105M and the build out will be around 300M. Creation (David Sellers) have suggested some legal stipulations (to follow the zoning approval) to back those up. This means that no matter who owns the property into the future- those stipulations must be followed or the process starts over with city and hearings etc. Stipulations range from the design of the buildings, landscaping, traffic flow such as one way, allowing or not allowing specific types of businesses, and others. Stipulations give the community the opportunity to have some control over the development but also the future of the property if something changes in ownership. These decisions are part of this overall development but doesn’t occur until the plan is ready for final approval. The Submit for basic approval will be done in a few weeks and a lot of the design has changed after much of the community input was taken into consideration. Retail space for high end restaurants much like the ones David has done for downtown Gilbert is planned in this new plan. It was suggested in the old plan but feedback changed it into a bit different design. The city has also increased its requirement of notice of community members significantly. Originally it was only 1000ft. What that will be is still unknown but I will be pressing to get that information from the city. I’m guessing a few miles. Several of the discussions and conversations were around the trucking traffic, traffic flow, impact on local schools, community impact, health and safety, and Visual elements. Creation will own this property sometime in Dec (close date) with or with out zoning completed. Creation and JP Morgan Chase have partnered in a Joint venture and Creation is not only the developers but also will do the architectural design, then they manage the property, choose tenants, into the future. This is a long term investment overall. He isn’t looking to build and leave and has a deep rooted connections in Gilbert as many have seen from his other designs in Downtown Gilbert and other local projects. I wanted to share a few facts we learned along the way. We are long way from a final plan but today was a huge step in a positive direction.
