The Issue

Schofields is changing - but this could change it forever.

A proposal has been put forward for a major development at 209 Railway Terrace, Schofields - four buildings up to 15 storeys, 491 apartments, and retail spaces.

But this is more than just a development.

This proposal also seeks to change the Blacktown Local Environmental Plan (LEP) - increasing height limits and density controls for the site.

That means the impact is not temporary.

It is permanent.

For many of us, Schofields is not just a place - it is our home. A place where families are growing, where we chose space and balance, and where a real sense of community still exists.

This proposal puts all of that at risk.

What this means for residents:

- Increased traffic and longer daily commute times

- Pressure on already stretched schools, childcare, and healthcare

- Parking overflow into residential streets

- Increased noise, reduced privacy, and overcrowding

- Potential impact on property values

This development could bring 800–1,200+ additional residents into one concentrated area  without clear, guaranteed infrastructure upgrades.

⚠️ Why the rezoning matters

This proposal is not just about one project - it includes changes to planning rules under the Blacktown LEP.

If approved:

- It permanently increases height and density limits

- It sets a precedent for more high-rise developments

- It opens the door for similar projects across Schofields and surrounding suburbs

Once these planning controls are changed, they are extremely difficult to reverse.

We are not against growth.

But growth must be balanced, planned, and supported by infrastructure - not driven by excessive density and long-term planning changes that do not reflect the needs of the community.

At the moment, this proposal feels too large, too fast, and out of step with what this area can reasonably support.

We call on the NSW Department of Planning to:

- Reject or significantly reduce the scale of this proposal

- Refuse or carefully reconsider the proposed LEP rezoning changes

- Ensure infrastructure is delivered BEFORE further population increases

- Protect the long-term liveability and character of Schofields

- Undertake genuine and transparent community consultation
