CARO (Chilcompton Against Rural Over-development), the local pressure group,  is fighting yet another scheme that would tarnish the appearance and sustainability of the village - this time a plan by Gladman, property promoters to build 95 houses.  The housing estate would go on green fields between New Rock Road, Stockhill Road and Hoecroft.

Gladman is proposing a development of 95 houses on the land edged in red on the plan.  The land edged in blue is also available to Gladman for development.

The impact would be to increase the size of the village by 10% at a time when the village school is over-subscribed; the surgery is full; there are real fears about flooding and the narrow roads are increasingly congested.

Access to the proposed development is shown as being off Hoecroft - a narrow road with little or no pavement plus a dangerous pinch point for traffic.

The land to be developed is Green Belt; it is outside the Village Plan and is contrary to Mendip District Council’s Plans and the Government’s Planning Policy Framework, which states that development of Green Belt will only be permitted in extreme circumstances.

The visual impact on the rural landscape would degrade the quality and character of the area.

Gladman Proposals. The estate provides an excessive 95 dwellings, which the Gladman website shows as potentially 150  -  either way it is over-development in this rural community.  The village currently has around 950 houses – so this new development would increase the housing supply out of all proportion by around 10%. Chilcompton has already supplied more than the number of houses it was asked to provide – i.e. required 70 and has now built 156.
