Dear friends and neighbors, Thanks so much for your help as we tried to stop the demolition of #21 Yale Terrace. Sadly, we were unable to persuade the City to stop it or the new owners to sell it back to a family who would live in it. Instead, Bicon Dental Implants has proceeded with the demolition (see link above or JP News video here: http://bit.ly/1Em5bL7) and now we are anticipating a process where we will need to ensure that their planned development is in conformity with the residential character of our neighborhood. At the moment, we're far from that. Bicon Dental Implants is proposing a parking garage and dormitory/hotel housing for the many students that come to their current building to learn implant dentistry. We are quite concerned about this for a variety of reasons, including that operating a dental clinic and laboratory and a professional school are not approved uses even in their existing building under Boston zoning code. Additionally, their new parcel (the site of the house that was on #21) is zoned residential, so a parking garage and temporary housing of any kind are forbidden uses. They are also proposing a building that is wildly out of scale for our neighborhood, and have refused to make a single change in response to neighborhood concerns. We now have to hold the City accountable to upholding the Boston zoning regulations. We appreciate your continued support and assistance as we do so. Best regards, The Yale Terrace Neighborhood Association
