Protect the Holly Neighbourhood! Say NO to Irresponsible Development on Mapleview Drive!

Residents of the Holly neighbourhood, and specifically those near Essa and Mapleview, are outraged by a proposed development being planned in their backyards at 407-419 Mapleview Drive West. This development involves demolishing five single-family bungalows and replacing them with 88 residential condo units, in four back-to-back townhouse blocks at 4.5 stories in height. The developer has applied for zoning changes as well as special provisions in order to drastically increase the height and density allowed on this small parcel of land, as well as to reduce the yard space and landscaping.

Imagine you purchased your dream home on Redfern Avenue, an older street with large yards and lots of tree cover, where you were surrounded by similar single-family homes. How would you feel if you found out that a developer had purchased the homes behind you and your family would now have 88 condo units towering over your backyard? This is exactly what we’re contending with here in Holly.

One of the major reasons that this development concerns our neighbourhood is because it is outside of the “Secondary Intensification Corridor” as designated by the City of Barrie Official Plan. The many townhomes that have recently been developed on Essa Road were approved because they fall within this corridor marked for increased density. But Mapleview Drive is NOT part of this corridor, and if this project goes through, council will be opening the door to this kind of development anywhere in the city, regardless of what the Official Plan states. It will certainly open the door for developers to try more of the same along Mapleview Drive.

We all know that traffic on Mapleview can be difficult at the best of times (nightmarish at the worst of times). Our neighbourhood is deeply concerned about what this kind of development along Mapleview Drive will do to the current gridlock that we all experience daily. How many additional stoplights will be needed? How will residents be able to navigate their own community? Our concerns are especially relevant, because we know that an even larger development is planned for the corner of Mapleview Drive and Essa Road. 

You can help us fight the proposed development on Mapleview Drive West by signing this petition and taking action with us. If you’re concerned about large and irresponsible developments encroaching on the Holly neighbourhood and further contributing to traffic on Mapleview, please sign this petition and then write to the City of Barrie planner assigned to the project, write to the Ward 7 councillor, and write to the mayor. Please help us stop this kind of development and keep the Holly neighbourhood livable for all residents.
