There is another piece to this that may interest those that are environmentally minded. There is a large creek that runs a diagonal path through this property making much of it largely unusable. What about the setback rules that apply for every other citizen of Maple Ridge who is looking to develop land? This may be one of the reasons why the property did not sell right away. The property is currently .363 hectares. It has a creek bisecting it which, on the city's website is identified to have a 30 meter setback from top of bank. A quick look at the contours and the location of the creek and it is estimated about half of the site needs to be dedicated environmental. At least, any other developer would be forced into this dedication (and likely why it has remained untouched for so long). But if this proceeds the city and BC Housing have the ability to write different rules to suit their own agenda. A “do as I say, not as I do” approach which has happened before. But if they do actually dedicate land, as any other developer would be required to, this would leave maybe .182 hectares (or 1,800m2 ) of land on which to place the shelter. This is a mere one quarter the size of the Quality Inn site, which is .718 hectares in size. It is suggested that a 40 unit building could not possibly get squeezed onto that property. It certainly would be NOT be permitted if proposed by any private developer.
