Make rental amount requirements for Colorado!
The Issue
Colorado landlords can raise and decrease the rent however much they want. That, in turn, has caused people to pay up to 20-65 percent more than the value of that property. Inturn is causing a lot of renters here in colorado to just barely able to get their personal needs for themselves or family.
The physical building itself has to be maintained. Plumbing needs to be updated; anything harmful in the building to renters, such as asbestos, black mold, faulty wires, roaches, bedbugs, broken windows, etc., can lower the value of the building on that property. Property value is about the crime rate and how close the main road, bus stops, and schools are.
Most people pay anywhere between $648-$1,500 for a studio, $659-$2,300 for a one bed/bath, $845-$3,200 for a 2bed/bath in colorado.(prices vary by county) We need a law that makes our properties what they are worth, not what we can give them.
The Denver metro area holds ten counties and is one of the most expensive areas to rent next to Boulder county. The average rent cost is between $1,000-$2300 to rent a 1 or 2 bed in the Denver metro area. The cheapest county in colorado is Alamosa county, with rent as low as $845 for a 2 bed/bath.
Forcing citizens either move out of state or increases the homeless population. They are making it difficult to afford medical and mental treatment due to high pricing. These high rent prices, in turn, make it difficult for renters to keep/afford a house and provide for themselves and their families.
I suggest that colorado should make a required amount for all apartment complexes and rental homes in Colorado. studios $500-$600, 1/bed& bath $600-$700, 2bed/bath(s) $700-$900. This reruired rental amount stops the overpricing of rentals and benefits the citizens of Colorado by making it affordable to live.
