Limit the proposed 19-storey condo at 444-466 Eglinton Ave W to 8-storeys

The Issue

We call upon city planners and decision-makers to enforce the Yonge-Eglinton Secondary Plan Eglinton Way ‘Village’ (Policy 5.4.3.i, OPA 405) and limit new development along Eglinton Avenue West, between Oriole Parkway to Chaplin Crescent, to a height of 8-storeys.

  • This tall, 19-storey (height: 63.3 meters) high-rise condo development, sticks out in a mostly two-storey streetscape and will set a precedent, opening the door to similar over-sized buildings in The Eglinton Way ‘Village’, thus permanently changing the character of this family-oriented neighbourhood.

 

  • While responsible development is necessary for urban growth and housing needs, the proposed 19-storey building is an over-intensification in the 8-storey zoned area on the Eglinton Way ‘Village’ (Policy 5.4.3.i, OPA 405). This is not responsible development and risks over-intensifying and overwhelming the area.

 

  • Any new condo development should be a mid-rise building, a maximum 8-storeys, that respects the unique historical character of The Eglinton Way ‘Village’.

 

Stop tall high-rise development in The Eglinton Way ‘Village’ (Oriole Parkway to Chaplin Crescent).
