The Issue

Summit West is an over-55 rental community in Stafford Township where residents have faced cumulative rent increases exceeding 30% in just three years in some cases.

These aren't luxury rentals filled with vacationers. These are people's homes.

Many residents are seniors living on fixed incomes, including widows and widowers, longtime residents and a mother caring for her adult child with disabilities. There are no amenities and we pay all utilities, except for sewer. 

For some, these increases aren't about cutting back on vacations or luxuries. They mean making increasingly difficult choices about food, medication, car repairs and other basic necessities just to remain in their homes.

And we have done everything concerned residents are supposed to do.

  • We organized.
  • We documented the increases.
  • We collectively signed a formal objection letter and sent it to management.
  • We repeatedly attended Stafford Township Council meetings.
  • We repeatedly met with Stafford officials in closed-door meetings. 
  • We spoke publicly.
  • We contacted elected representatives across the state of NJ.
  • We sought legal help.
  • We shared our stories publicly and through the press.
  • We started a YouTube channel.

In 2025, Stafford Township responded by passing Resolution 2025-305, formally condemning unconscionable rent increases.

We expected Stafford Township to stand behind the resolution it passed in response to our situation.

Yet after repeated meetings and repeated requests for help, Summit West residents are still waiting for meaningful action from Stafford Township.

We are tired of simply telling our stories. We need help.

We are asking Stafford Township's Mayor and Council to stand behind Resolution 2025-305 and take meaningful action to protect Summit West residents from being priced out of their homes.

Stafford is more than 90% homeowners, a disproportionately high rate compared with both New Jersey and the nation. We cannot afford to push out the few renters who remain.
