The Issue

Sign the petition to let the City Of Princeton, TX know you want to see our commercial properties be preserved!

The same developer is back in front of the city once again trying to rezone the property surrounding Tractor Supply just east of the Monte Carlo & 380 traffic signal. Last year, the City Council HEARD you and DENIED the zoning change. It's time to let them hear you again! 

The things to know:

  • Since the last meeting, the City of Lowry Cross has approved a Meritage Homes subdivision directly across 380 from this property and as a result, will be rerouting Simpson Road to 380 further west and will connect just west of Tractor Supply and TX will be putting up another traffic signal. This subdivision will add an additional 540 single family homes to the intersection. 
  • In the year that has passed, the City of Princeton has approved an ADDITIONAL 1,388 multi-family units (24% increase). 
    To date, there are over 7100 approved multifamily units, and over 78% of those are within a 2 mile radius of this property. 
    63% of the 7100 approved MF units are already either under construction, or existing and available to be rented today.

Some examples of similarly located and sized, fully commercial properties contain:

  • Our Walmart Supercenter, Walmart Fuel, Panda Express and DutchBros along with an undeveloped commercial site
    This development sits on 22.97 acres
  • McKinney's Costco & Fuel Center with 3 strip centers in front - sits on 18.45 acres

    This development sits on 20.65 acres. 

The property being proposed to rezone allowing more apartments is 24.08 acres

So - what are we willing to give up in future potential, to satisfy an immediate gratification for four small restaurants? Are 4 restaurants worth another 400-500 apartments?

The developer attempting to purchase the 24.08 acre tract of land surrounding Tractor Supply located at the northeast corner of Forest Grove S and W Princeton Dr (aka Hwy 380), has petitioned the City of Princeton for a zoning amendment from C-1 (commercial) to PD-30 which will consist of approximately 75% Multifamily - High Density (MF-2) and only 4 small building designated as C-1/C-2 for restaurant uses. 

  • TO BE CLEAR:
    • We are NOT against the restaurants!
    • We WANT the commercial development
    • Our #1 concern is the detriment to our (City of Princeton) future by compromising commercial development and reducing the amount highway frontage commercial by rezoning for additional multi-family units.
