Respected sir,

We all are allottees of the residential plotting scheme "The Ahmedabad film city", launched by a company named "Om Land realty Pvt. Ltd." in 2008-2009. The company did an MOU with Government of Gujarat to provide affordable residence to the people of Gujarat and develop film city. The project is located in Kanotar Gam, Ta, Bavla, Dis. Ahmedabad, having nearly 6500 to 7000 allottees.

Most of us booked plots in the beginning of the launch and have already paid the total consideration amount as per terms of payment. We have invested our hard earned money in this project which was expected to get completed by 2014 but the project is still INCOMPLETE. There is no basic infrastructure for human living like plotting, levelling of land, roads, street lights, water, electricity, drainage, sewage connection etc. Also many of the amenities which were promised are also incomplete and the club house built is under the possession of a builder who is earning from it. We have repeatedly contacted company promoters to finish the project and hand it over to allottees after forming and registering society but promoters have intent to complete the project. There is no transparency or accountability from the company.

Promoter has past history of similar scam in previous project named“ Nal Sarovar City “ and they having many more ongoing similar projects in Ahmedabad, Rajkot, Mundra and Maharastra, all situated in so called out of planning area where they have no accountability to complete project after taking money from allottees.

Some of us tried to approach Guj. RERA authority for this issue individually but we have been discouraged to file by the complaint department with the excuse of project out of the planning area and single person complaint not entertained. In addition to this, Guj. RERA passed an unjust order in case of Dr Patel and others where they have site visit report of project incompletion which further demotivated us for filing complaint in Guj. RERA. These things created the impression that Guj RERA has no genuine interest in potentially biggest land realty scams of Gujarat which is involving thousands of lower and middle class people across Gujarat, especially in areas like Bavla, Bagodara, Dholera etc.

Now, we have come to know that the RERA appellate is taking this matter very seriously and has genuine interest in the welfare of innocent allottees so with your due permission, we all would like to join the matter in RERA appellate represented by one of the member with APPEAL NO : 32/2023. Some of us are NRIs from whom it’s really difficult to pursue the matter in India. 

We humbly request you that, just like many other states, this is a high time where every project within Gujarat should be within preview of RERA without giving any loophole to builders which can bring more accountability and reduce fraud, biggest of such loophole is as project outside planning area. On the behalf of thousands of trapped innocent allottees, we kindly request you to allow us to join for the sake of justice.
