Improve the management and maintenance of this community!

The Issue

I'm writing this because this is something I care about deeply, and it won't happen without the support of people like you. Starting a petition isn't something I have done before, but I was moved to do so because we need drastic improvements in our Apartment community. We've had so much lack in this community, lack of concern for what tenants must endure with all of the maintenance issues, lack of regular and consistent maintenance staff, and lack of accountability and empathy from management.

Time and again I hear stories of residents feeling as though they are being told excuse after excuse, without accountability. Also, being spoken to in a very unprofessional and uncompassionate tone as though they are asking for something that isn't a BASIC RIGHT or something that they are paying for with their rent payment! There is a lack of urgency at times, with work order requests, residents are told there must be communication with corporate before a follow-up action or response is given.

Unresolved work orders continue to cause unhealthy and uncomfortable living conditions. In some instances, residents have paid for outside contractors to make repairs. Which in turn tenants have a hard time paying for these additional expenses but it is necessary to live in healthy and comfortable conditions. Residents are getting sick from mold and mildew issues from constant plumbing floods and A/C unit floods, lack of heating or air conditioning. Some say they suffer financially due to higher heating bills because of lack of proper insulation around windows and having single paned windows, or higher electric bills because of utilizing window units when the central A/C isn’t working. Some of the tenants that receive THDA (Tennessee Housing Development Agency) assistance wonder if they are treated the worst. Inspectors even pass the units with evident needed repairs!

Upon re-signing the lease for the year 2022 (after new ownership) rent payments increased! Without significant tangible changes to the appearance of the property, or the inside of the units! Rent payments on the website have been listed incorrectly. Reflecting previous amounts due (prior to resigning lease). Residents have brought this to the attention of management. They were told that this edit happens at the corporate level. The edit didn’t occur in a timely manner, thereafter the tenant is expected to pay a late fee, along with the difference of the new lease rate!
Change needs to happen! Property Management has been the same for many years even with the new ownership. Residents were hoping there would be some importance placed on professionalism, accountability, healthier living conditions, upgrades & efficient maintenance service with new ownership/management. These are some of the changes we ask going forward!

  • We ask that updates are made in the apartments, like newer appliances, some residents have appliances that barely work or are inoperable!
  • We ask for faster response time on work orders, effective follow-up, and quarterly maintenance.
  • We ask that staff receive the necessary trainings.
  • We ask for maintenance to wear name tags/uniforms, so we know who they are.
  • We ask if new staff are hired, there is some communication provided.
  • We ask for better communication overall with notices that are placed on the doors, sometimes they are handwritten, and handwriting often isn't legible, as well as there isn’t enough context provided.
  • We ask for follow through from regional management and Corporate on the crisis in the community!
  • We ask to be given 24-hour legal notice before entering the unit!

Sadly, some tenants are scared to sign this petition, for fear of retaliation from management, this shouldn’t be! We are only asking for what we as humans should be given, healthy living conditions and respect.
