PROTECT OUR HOMES, FAMILIES & INCOME - Recall Board President of Crown Villas HOA

PROTECT OUR HOMES, FAMILIES & INCOME - Recall Board President of Crown Villas HOA
The Issue
PLEASE SIGN ONLY IF A HOMEOWNER AT CROWN VILLAS (renters please share with your landlord)
PETITION FOR SPECIAL ELECTION TO REMOVE AND REPLACE HOA BOARD PRESIDENT due to recent actions causing financial hardship; due to potential future actions that could cause us to no longer afford to own our homes; due to recent efforts by board that could cause irreversible damage to property; due harassment of residents, lies to homeowners, and other issues

HOAs have a Board of Directors to represent the interests of its homeowners. These board members are trusted to freely make decisions that impact the lives of homeowners without their approval. Board members can be removed if the homeowners believe that a board member is has acted in such a way as to negatively impact lives and property.
Here are a few of the reasons a new board member is needed who will represent our homeowners.
1. 20% ANNUAL INCREASE OF HOA DUES
California state law allows the board of an HOA to legally raise monthly dues a maximum of 20% PER YEAR every year without permission of the homeowners. (This is IN ADDITION TO the approval of costly Special Assessments.) If this is done directly against the wishes of the homeowners, homeowners can petition for an immediate election to recall any board member. The signatures of 5% of the homeowners is required.
The Crown Villas HOA board recently raised dues the legal maximum of 20%. It has been announced at HOA meetings that there is a plan to raise our dues the maximum-allowed 20% per year EVERY YEAR. If this happens, Crown Villas homeowners can expect their dues to increase from the current $468/mo (up from $390/mo) to $562 per month in 2024. If the raising of dues the maximum legal amount continues, dues in 5 years can $1165 per month. Homeowners are already selling due to the current dues increase, while others are planning to sell. Many residents will need to find homes elsewhere.
2. ACTIONS HARMFUL TO PROPERTY
Recently, actions were attempted to unnecessarily remove a number of the community's largest and most beautiful shade trees. In addition to being beautiful and making our homes more attractive and valuable, these trees provide significant shade for children to play and for people to walk their dogs; they provide home for wildlife, they cool down homes, they provide branches for birthday party pinatas, etc. Both the board president and the property manager LIED to homeowners that both the Corona Fire Department and Villa Park Landscaping had stated that these trees needed to be removed. A simple conversation with both of them confirmed that this was not true, that they were misrepresented, and that the only course of action needed was to trim the trees.
3. Harassment, unnecessary abuse of claims of code violations
Many of the residents of Crown Villas have complained of harassment by the property management and by the board president with regards to claims of code violations. Some of these residents have lived in their homes for decades without previous issues, and are only now being harassed. The majority of our homeowners have recently received threatening letters from property management regarding things as simple and harmless as plants on their patios and decorations outside their door. Some have been harassed regarding issues they had verbal approval for from previous property management and HOA boards. These actions have caused life for many at Crown Villas to be far less pleasant. The board president has publicly been rude, angry and profane with homeowners, including in the presence of children.
Who is volunteering to serve:
Rod Van Beek, his ten year old son Christopher and their dog Cherry are friendly members of our community. Rod can be seen numerous times per day every day walking his dog (and the dogs of others) throughout the property and picking up trash. He volunteers to do various repairs at no charge, and to help people move items and transport them to the Salvation Army with his trailer. He used to assist our former maintenance director Charlie when needed.
