
CALL TO ACTION: STOP THE PROPOSED SHORT TERM RENTAL RESTRICTIONS IN HUNTER, NY!
The Village of Hunter is currently proposing a law to REGULATE, RESTRICT and REDUCE short term
rentals, such as AirBNB and VRBO listings, in Hunter, NY.
The law may have a disastrous economic impact on our community. It may destroy property values,
damage employment opportunities, depress economic growth... and may ultimately divide us!
Our community should encourage rather than discourage visitors. Hunter’s major attraction is a premier
four-season mountain resort, and its economy relies heavily on attracting short term visitors to the area. By
capping the number of short term rentals at 250, the Village of Hunter will be turning away visitors,
negatively impacting every person and business in Hunter.
If you own a short term rental in Hunter, NY – you will be negatively impacted!
There are already more than 250 short term rental listings in the Village of Hunter, so many owners will
be entirely shut out of the short term rental market for at least an entire year, every year. If you are one
of the lucky 250 to get a permit, you will be subject to annual registration fees ($50 per bedroom), costs
to construct off street parking, and substantial fines ($500 per day, per violation). Your investment in a
short term rental property could yield nothing!
If you own a property in Hunter, NY –you may be negatively impacted!
The law may kill the housing market in Hunter. Since there is no guarantee that a property purchaser
will get one of the 250 permits, who will invest in real estate in Hunter ? This may decrease the value
of every property in Hunter because no one will ever know from year to year whether they will receive
one of the permits. Buyers will instead look to nearby communities that don’t restrict short term rentals.
If you own a business in Hunter, NY – you will be negatively impacted!
o If you run a business in Hunter, your business will suffer if the new law is passed. This includes
businesses that directly serve short term rental properties (cleaning, maintenance, repairs) and those
that indirectly serve short term renters (restaurants, retailers, recreational activities). Everyone’s
business will suffer if Hunter turns short term renters away.
If you work in Hunter, NY – you will be negatively impacted!
Short term rental owners collectively pay millions of dollars annually, at competitive market rates, to
local workers who service their properties, including cleaners, maintenance workers, property
managers, electricians, plumbers, landscapers, contractors, home supply workers, snow removers, etc.
If you work for such businesses, your income will be depleted. If you work for other businesses, you
will face more competition from workers forced out of jobs that previously serviced short term rentals.
For rural communities that struggle to generate well-paid jobs, the law will make matters much worse.
If you live in Hunter, NY – you will be negatively impacted!
The general downturn in economic activity will affect everyone who lives in Hunter. The vibrancy and
diversity that has emerged in recent years will stagnate. Not only will there be fewer options for dining
and entertainment, there will be a significant division between those who have been given one of the
permits and those who cannot obtain one. This will damage our sense of community and will pit
neighbor against neighbor. Is that the kind of community you want?
If you visit Hunter, NY – you will be negatively impacted!
Visitors will encounter decreased accommodation options, increased prices for options that remain
available, and a decrease in dining, entertainment and recreational options. The law will push visitors
to spend money elsewhere in the Catskills, which is an expansive region with many attractive offerings.
Even the Village Government will be negatively impacted!
Property owners who are denied permits may sue to have their property taxes reduced because their
properties may have plummeted in value. It is possible some will sue for damages claiming that the Village
has temporarily destroyed the value of their properties. The Village may lose tax revenue, potentially
face damages claims, and everyone’s taxes may go up to make up the shortfall. No one wins.
Those behind the proposed law say it is needed to address problems with noise, garbage and parking. A
cap on permits has nothing to do with noise, garbage or parking. Even worse, there is no evidence that
these are real problems or that short term renters behave worse than those staying at hotels, motels or
timeshares. In reality, the law maybe a cynical attempt to benefit hotel, motel and timeshare operators by limiting
competition from short term rentals. If the Village of Hunter passes the law, it may set off a domino effect
because similar laws are already under consideration by the Town of Hunter and Village of Tannersville.
We must stand together so that Hunter can emerge once again as a prosperous community at the heart of
the greater Catskills revitalization. We must stand together to demand that the Village of Hunter abandon
this terrible proposed law. We must aggressively oppose the proposed law – even in court if necessary.
If we work together, we can defeat this proposal. Please join us in voicing your opposition to Hunter’s short
term rental law before it has a negative impact on our community.
