

Please Sable Glen homeowners be careful when you guys agree anything in the meeting. I don't even understand why they rushing this Annual meeting & election when we have an active petition which has not been resolved. We asked to view physical documents about budget not to hear what they saying same old things over & over every year. They didn't care when we sent petition as homeowners. They only responded when Attorney sent mail saying they will contact but never contacted. They didn't even acknowledge at the beginning of last meeting about the petition they received until one of the homeowner questioned about status of petition. I don't even think its right they bringing Attorney to the meeting because when they say legal it means their Attorney has to communicate with the Attorney who contacted HOA Management on behalf of homeowners who signed the petition. So far there are 76 homeowners who signed Petition. Petition was between Homeowners & HOA(Management & board). We both are legally bounded as per the Board president saying its legal issue now. Because they know that When they communicate through Petitioner Attorney it means they have to provide all those documents because those are the rights of homeowners to view those documents & attorney will question if they don’t provide documents. It looks they don't have any intentions to provide the documents so they bringing Attorney in direct contact with petitioners instead of communicating through Attorney. Anytime an attorney is involved, all communications has to be through Attorney only. By bring an attorney they trying to divert us from the purpose of the Petition we requested & get us trapped into something they way they did conversion HOA to POA. HOA attorney knows what to answer & not to so they come prepared, We homeowners are not Professional Attorney in representing ourselves so we reached out to An attorney to represent Us.
On The Next door App the Board President was saying all Homeowners were satisfied will all the answers. I don't know how the board President thinks everyone is satisfied. I will not be satisfied until I see all the documents & audit our HOA income & expenses. I will not fall for those cheap tricks they playing, until I see & Audit our HOA financial documents. Its coming closer. I’m facing hurdles in this process but I'm on it & in right direction. I will let everyone know later whats going on in the back. But for sure I can say I’m in good hands.
They Board President & Management saying they care Homeowners & will do everything to make us Happy. When we first requested They should have allowed Homeowners to do audit our HOA financial documents which are our rights but they denied & situations turned to legal, Because hiring an Attorney from HOA is our own home owner funds. I don’t know who is our HOA Treasurer but he wasting all our homeowners funds in making wrong decisions. I see lot of our HOA funds getting wasted by taking immature decisions.
Past meeting recap: Usually all meetings should have an agenda. Why this Board President in the Meeting is Discussing About POA now when it was converted from HOA to POA in 2018. Did not they talk about POA in 2018. So they telling us Now about it After 3yrs. I don't see any literature or amendment on our portal about POA. That’s a Huge conversation so why there are no documents online for Homeowners. When Homeowners asked can we all vote to close the pool. He mentioned in the meeting that they need 70% voting to close the pool. Board President mentioned Homeowner side there are 60% companies. He gave that answer so Quick that Its difficult to get in touch with companies, he didn't even put an effort saying we can try to contact companies. Then to convert from HOA to POA even that required 70% votes, how did they get those votes. I wanted to know who all voted to convert to POA. If the conversion to POA is one of the reason we have more companies in our subdivision then who all voted for conversion are responsible for losing our homeowner rights because we have Majority Property owners not any more Homeowners. Because we all homeowners in a situation that we want something to be done which can benefit Homeowners but As per our Board President Companies don’t Care or support because Companies don't live here.
He Mentioned About past due HOA fees. He mentioned 1:3 are paying. Those might be those 60% companies he referring too who is not paying. Because Board president mentioned there are more companies than homeowners.
He spoke about Spoke about landscaping that they changed companies because they not doing whats on contract so it means we wasted our funds for no services for how long was that contract. Town homes Vs Single homes Maintenance. He gave some Misinformation when it came to Town Homes maintenance cost.
I downloaded all documents & homeowners Directory. I haven't see 60% companies on directory. These are new companies, most of them started around 2018. I have downloaded all documents from Vantica online portal if anyone wants please let me know.
The Mailed we received about Annual meeting was a mess, Agenda had different subdivision information. There was no information mailed to homeowners about Nominating, Ballot, Proxy & Agenda are missing. They sent voting information through email. Not everyone is in their system or next door, So how does other homeowners who are interested in nominating or voting are been notified. Deadline to submit nominating letter is March 1st 5PM. 2Nd & 3rd are the only days to vote. Homeowners doesn't know who all are interested in so they can vote. Who they can vote. The way they doing movements we can say for sure something Ain’t right. That's they reason they rushing & didn't notify Homeowners through mail about HOA board elections. THATS OK THE MORE ERRORS THEY DO PURPOSELY THE STRONGER WILL BE OUR CASE. Please be careful & Make A wise decision. Last meeting I did Attend but didn't say anything because I wanted to know what they were up to. I noted down everything what they were saying. Unfortunately I was not to catch up chat. You will hear me in the next meeting.
***********************FYI Allegra Hutchinson one of our homeowners been in this subdivision since 2005. She is interested in serving the Board as President, She did submit her nominating letter today.
I will be submitting my nomination letter tomorrow to be as Treasurer.
I would Like more Homeowners participate on board , we all need New Board members who does care homeowners & we all can support each other so we can make this community a better place.
