The Issue
We’re asking our neighbors to join us in opposing the proposed 200-slot RV park and commercial recreation project at 6130 Old Lexington Road.
The Athens-Clarke county Planning Commission has received a request for a Special-Use Permit within an Agricultural-Residential (AR) at 6130 Old Lexington Rd. The applicant is requesting to construct a Commercial Outdoor Recreation enterprise consisting of a 200 space RV park, a small-scale 9-hole golf course, a self-serve driving range integrated into the golf component, and a small provisions store / camp store / pro shop intended to serve on-site users
This isn’t a small change. It would bring a level of density and activity that doesn’t fit the character of this area or the way people here have lived for decades.
Why many of us are concerned-
This land is currently zoned AR, 1 unit per 10 acres. The proposal is for 200 RV sites, a 1,000-fold increase.
If the Commission allows a 200-unit commercial enterprise to be dropped into the heart of an AR district, the 1-per-10-acre standard effectively ceases to exist. This undermines the property values and expectations of every neighbor who has invested in this area under the promise of rural protection.
The project includes uses that raise real concerns about heavy traffic, privacy, safety and quality of life for the surrounding properties. Additionally, the inclusion of a golf course in the proposal means intensive fertilizer and pesticide application. Combine these with the automotive fluids and chemical holding-tank treatments (such as formaldehyde) typical of RV parks, this will introduce an unacceptable risk of hazardous chemicals leaching into local the water table and above ground water resources.
What this means for us.
The "Special Use" requested here is not a minor deviation; it is a fundamental transformation of agricultural land into a high-density commercial transit hub. We respectfully urge the Planning Commission to prioritize the integrity of the Clarke County Comprehensive Plan by recommending denial of this request.
