Petition to Oppose the Rezoning for a Maverik Truck Stop and Commercial Fuel Station at Larkspur Ave and Hwy 33
As a deeply concerned member of the Victor community, I am writing to voice my strong opposition to the proposed rezoning at the intersection of Larkspur Ave and Hwy 33. The plan to build a large truck stop and commercial fuel station at this location presents numerous risks to our safety, environment, and quality of life. Moreover, it contradicts the long-term vision for Victor's gateway entrance.
Traffic and Safety Risks
The proposed development will worsen the already heavy traffic at the intersection of Larkspur Ave and Hwy 33. Southbound traffic turning into the station will be forced to make dangerous left turns across northbound lanes, posing a serious threat to the safety of our residents. Hwy 33 is already notorious for its hazards, and this project will only add to the danger.
A 2018 study by the Insurance Institute for Highway Safety (IIHS) highlights the increased risk of vehicle crashes near gas stations. Introducing a large fueling station at this location will undoubtedly heighten the danger, especially given the anticipated volume of semi-trucks. This development is not suited for a neighborhood that prioritizes pedestrian and bicycle traffic, as outlined in the City’s vision for North Agate Ave. Instead of enhancing the area, this project would make it significantly less safe, with semi-trucks moving through a growing residential and family-oriented zone.
Environmental Concerns
The environmental impact of the proposed truck stop is alarming. Truck stops are known to contribute to soil and water pollution through potential leaks, according to the Environmental Protection Agency (EPA). In addition, toxic fumes like benzene, emitted by truck stops, can degrade local air quality. Noise pollution is another major concern, as the constant activity at a truck stop would disrupt the peace of nearby residential areas. This development is completely out of place in a neighborhood setting and would not serve the needs or interests of Victor's residents.
Victor already has a modern gas station on the east side of Hwy 33, south of town. Adding another station here will only worsen traffic and environmental issues. If a new station is ever needed, it should be built on the west side of Hwy 33 to allow southbound traffic to access it more safely.
Impact on Community Well-being
Our community’s peace, safety, and well-being should not be compromised for commercial gain. I urge all fellow residents, the City Council, and the Planning and Zoning Commission to vote NO on this rezoning proposal. By signing this petition, we can stop the rezoning for a massive fueling station that is ill-conceived and poorly located. Together, we can encourage the developer to return with a solution that respects the safety, environment, and character of Victor.
