Dear Residents and Neighbors of El Camino Village,
I hope everyone is well and had a great Easter weekend. I would like to provide an update on the status of the Vargas Developments.
On March 5, 2025, the Director of Regional Planning approved the development for 15101 Crenshaw Blvd., Gardena, CA 90249 (Project No. PRJ2024-001599). It has been approved as a mixed use development with 212 residential units, 506 square feet of office space, and 1,357 square feet of commercial space. This "project" revises and replaces an earlier version of the project approved on August 14, 2025.
Vargas was granted two incentives:
* An additional density bonus of 1221%
* Reduction in parking from the required 220 spaces to 54 parking spaces
Vargas was granted two waivers:
* A height increase from 35 feet to 90 feet, for a total increase of 55 feet.
* Increase the percentage of allowable compact spaces from 40% to 79.6%. 43 out of the 54 spaces would be compact
Project Information:
* 212 studio units
* Commercial space 1357 square feet
* Office space 506 square feet
* 54 parking spaces
* 8 stories
On March 19, 2025, the Director of Regional Planning approved the development for 15333 Crenshaw Blvd., Gardena, CA 90249 (PRJ2024-002449). It authorized a 253-unit apartment building.
Vargas was granted two incentives:
* An additional density bonus of 1138%
* Reduction in parking from the required 254 spaces to 99 parking spaces
Vargas was granted two waivers:
* A height increase from 35 feet to 90 feet, for a total increase of 55 feet
* Reduced setbacks, including a 2-foot-3-inch front yard setback in lieu of the required 15-foot setback; a 5-foot corner side yard setback along Crenshaw Blvd. in lieu of the required 7.5 foot setback; a 3-foot-9inch corner side yard setback along Eriel Ave. in lieu of the required 7.5-foot setback; and a 5-foot-5-inch rear setback in lieu of the required 15-foot setback.

* 217 studios; 34 one-bedroom; and 2 two-bedroom units
* 99 parking spaces
* 8 stories
As it pertains to the litigation City of Gardena vs. County of Los Angeles, Paulina Gutierrez, and Julio C. Vargas on April 7, 2025 Request for Dismissal was filed by the City of Gardena.
El Camino Village Neighborhood Watch Community will be holding a meeting on July 24, 2025, Kevin Finkel, Supervising Planner will be in attendance.
