The Issue
I am writing to express the concerns of middle-class salaried employees regarding the GST levied on under-construction properties. Currently, completed homes are exempt from GST, as they are considered immovable assets. However, under-construction properties attract a 5% GST, as they are classified as a service provided by the builder.
This tax policy imposes a significant financial burden on middle-class families, who often rely on bank loans to purchase homes. The additional GST, along with state registration charges of 7% to 9%, results in considerable extra costs that many families struggle to bear. This financial strain is particularly challenging for salaried employees who already pay substantial income taxes.
The current GST on under-construction properties makes homeownership less affordable and accessible for the middle class. Therefore, I respectfully request a revision of the GST policy to exclude under-construction properties. Such a change would provide significant relief to middle-class home buyers and support their aspirations of owning a home.
