Enforcing a Rental Cap in Sunterra

The Issue

Sunterra, a vibrant and thriving community in Katy, Texas, is experiencing a significant challenge that threatens to alter the character and quality of life within our neighborhood. The recent influx of renters has raised concerns about the long-term impact on property values, community cohesion, and overall well-being of our residents. The objective of this petition is straightforward: Ban the approval of ALL future rentals within the Sunterra, beyond a certain cap set by HOA (10-15% of properties) to prevent further degradation of our community infrastructure. We propose that the Homeowners Association (HOA) developers and local government collaborate to establish a policy that restricts all rentals (to a certain percentage) to maintain the safety, property value, and overall quality of our neighborhood. By advocating for a proactive stance and implementing a ban on additional renters beyond a certain percentage, Sunterra can preserve its family-friendly environment and continue to be a wonderful place for current and future generations.   Alternative programs focusing on cooperative living and affordable housing agreements, such as mixed-income housing that promote social cohesion without compromising neighborhood integrity, should be explored. Our aim is not to exclude renters but to find a balanced approach that ensures that our community remains a desirable place to live for everyone.   To achieve this, we urge the Sunterra HOA and local authorities to consider the long-term implications of ALL rental properties in this HOA, and also unchecked approvals and take action now.
