I, like many low-income individuals, have found myself facing a seemingly insurmountable barrier when seeking housing: the requirement that my income be three times the amount of rent. This rule, prevalent in rental agreements across the country, is causing undue hardship for those of us struggling to make ends meet.
It's evident that the three times rent income requirement is an impractical demand for low-wage earners. A study by the National Low Income Housing Coalition discovered that in no state, metropolitan area, or county can a worker earning the federal minimum wage or prevailing state minimum wage afford a two-bedroom rental home at fair market rent by working a standard 40-hour week (NLIHC, Out of Reach 2020). The situation is even bleaker in urban areas, where rent rates are significantly higher.
What's more, this stringent income requirement is a significant catalyst for homelessness. According to the National Alliance to End Homelessness, out of the total population of renters spending 50% or more of their income on housing, nearly one in four becomes homeless (National Alliance to End Homelessness, State of Homelessness: 2020 Edition).
Instead of closing the door on those who can't meet the thrice-rent income requirement, we should explore other methods of income verification and financial responsibility. This could include reference checks with previous landlords, assessing spending habits, or simply offering a sliding scale rental system that combines income and expenses.
By eliminating this requirement, we not only promote social equity, but we also contribute to the battle against homelessness. It is time we place humanity and fairness above rigid income calculations.
