People should not be punished for making decisions to improve their living situation. Twelve-month contracts should only be locked by a deposit guaranteeing the space; they may be terminated with ninety days' notice, giving apartments ample time to find new tenants. Landlords use termination fees and paying remainder of months as a means of retaliation against renters who wish to vacate. Losing the deposit should be the only punishment tenants face.
