The Issue
Dix Hills is currently zoned for 1-acre homes with Plant Nurseries and Farms grandfathered in.
That is about to change if you sit back and let it happen!

- In the center of town... Not a major road.
- 1 of 20 such plant nursery/farms in Half Hollow Hills.
- All 5.63 Acres located on and facing along Half Hollow Road.
- Yesterday, the acres were tree-lined and overflowing with mature ornate trees, incredibly rural.
- Today, they are clearing out their trees
- Tomorrow, 115 Unit - 3 story - 107,846 square foot - 73 parking spots- Benchmark Assisted Living Facility - With entrance and exits on Half Hollow Rd.

HOW Could this happen? Our elected officials are selling us out with a Zone Change that will change the look, feel and value of our neighborhood.
- Would you believe they are voting on this on or about November 13th right this AFTER their election!
- Instead of a sweeping change, they are doing this slowly by design, farm by farm, very sneaky. This is death by 1,000 cuts!
THIS ZONING CHANGE WOULD:
- The Obvious: Increase traffic including trucks and ambulances on Half Hollow Rd. and maybe 'Waze' will make your block a short cut to get there.
- The Real Problem:
- The value of your home is at stake!
- Make all 20 nurseries and farms vulnerable to similar zoning changes.
- Allow multi-story buildings to be built, which would change the look and rural feel of the area.
- Create a competition for local Assisted Living homes in the area that already have vacancies.
- Slippery slope: Other types of zoning changes. What happens when we are saturated with medical facilities? What's next?
- Environmental impact too

-There will be a meeting on this AFTER their election and we need to show up. We are all busy but this is important!
- It is IMPERATIVE to let the members of our Huntington Town Board know that we, the community, are STILL vehemently opposed to this facility and the change of R-40 zoning.
- We must send them a message that is loud and clear that we do not want to change the zoning to these parcels as it will negatively impact the value of our homes and open the door to a myriad of other variances, developers, and their vision for our neighborhood.
