Derelict Property on Norwood Ave
The Issue
For over six years, the property at 1375 Meadow Ave. in North Boulder has sat neglected in a permanent state of unfinished construction. It’s disparagingly referred to as “The Giant Green Monster” since its uncharacteristically large size and exposed green building material is impossible to ignore for the many who traverse Norwood and Meadow Aves daily.
We appreciate that some amount of delay can be attributed to attempts to rectify conflicts and missteps with the construction of the property. Yet absent any clear commitment or follow-through by the property owners towards completing the project is irresponsible, and frankly insulting to the broader community. It is unacceptable that such an unsafe and visual blight has been allowed to persist for so long without intervention.
In Boulder, properties like this one, which remain vacant and unfinished for extended periods, should be flagged as derelict. Many neighbors have already made repeated attempts to contact the property owners and the city to assist in the matter. To date, however, no action has been taken to compel the owners to assume responsibility because the property has not met the qualifications of a derelict site. The owners, operating under the guise of “Boulder Vibes,” live in California, and thus are not forced to reckon with the daily nuisance this has caused their neighbors.
Neighbors have seen a number of questionable and unsafe activities occurring on the property. It has been used as a dumping ground of garbage and compost, and we’ve also witnessed minors trespassing the property — which is even more unsafe than most construction sites given the unfinished dugout pool.
Our neighborhood deserves better, and it is time for the city of Boulder — a city that prides itself on forward thinking, maximizing housing opportunities and walkable neighborhoods — to take action to enforce regulations that support these values.
Sign this petition to demand that our city leaders prioritize this issue and hold the property owners accountable by flagging the property as derelict. This designation would require the property owners to either complete construction, demolish the structure, sell the property, or otherwise rectify the situation. Implementing fines or other penalties for continued non-compliance could serve as a significant incentive for property owners to act with urgency.
