PROJECT NAME: Tanbark Creek, LLC Affordable Housing Development PARCEL IDENTIFIERS (SCTM): 300-146-3-10 & 300-146-3-11 LOCATION: 152 Three Mile Harbor Road & 33 West Drive, East Hampton, NY

STATEMENT OF OPPOSITION
 

We, the undersigned residents and property owners of East Hampton, formally oppose the application by Tanbark Creek, LLC for a Zone Change from A3: Residence to the Affordable Housing Overlay District (AHO) for the construction of a 79-unit condominium complex.

We urge the East Hampton Town Board to DENY this rezoning request based on fundamental issues of environmental risk, planning inconsistency, and public safety:

  1. Environmental Hazard & Infrastructure Failure (The "Condo Flaw"): The proposal relies on a private condominium association to manage a complex on-site Sewage Treatment Plant (STP). This presents an unacceptable, high-risk environmental hazard to Tanbark Creek and the Three Mile Harbor watershed.

  2. Inconsistent Zoning (Spot Zoning): Granting a high-density zone change solely for these two parcels constitutes illegal Spot Zoning, which is inconsistent with the surrounding low-density A3 and active Agricultural zoning.

  3. Agricultural & Traffic Conflict: The proposed density is incompatible with adjacent agricultural operations. The traffic egress onto West Drive creates a serious safety hazard on a residential roadway.
     

THE UNDERSIGNED DEMAND THAT THE EAST HAMPTON TOWN BOARD:

I do not support the Petition for 152 Three Mile Harbor Road and 33 West Drive. The proposed model does not meet our definition of affordable housing, and placing 79 units at this location would not reflect the character of the neighborhood. Because a majority of the Town Board does not wish to pursue this Petition, it will not move forward. No further action is anticipated. Kathee Burke-Gonzalez Town Supervisor Town of East Hampton
