Demand Transparency and Professional Conduct from Sterling Associates

The Issue

As distressed residents of Cedar Point Property Owners in Livingston, TX, we are under the mismanagement of Sterling Associates, which has placed an undue burden on the Cedar Point residence. Not only does the current office staff exhibit unprofessionalism, but the lack of transparency regarding financial transactions raises serious concerns as well.

The vast amounts of assessments being levied on us and the destruction of the roads for new builds have placed an immense financial strain on our community. Problems have been amplified due to the hiring of non-insured, non-licensed and non-professional personnel for road repairs and maintenance. This lack of due diligence serves as a major safety concern and insurance hazard.

Further, we urge for a total financial disclosure which includes an all-inclusive view of transactions, tax information, banking details, and all other financial exchange related information with the Association.

We also call for a Forensic Audit of the Financials from 2019 to 2023. This will ensure transparent expenditure tracking, discovering any irregularities, and identifying potential misuse of Association funds.

We insist on cessation of assessment hikes, conducting a Reserve Study, and putting an end to permitting non-insured, non-licensed, and non-profidential individuals to carry out repairs. These necessary steps will ensure that our living environment is secure, we are not financially exploited, and that Sterling Associates and Cedar Point Board members abides by the Texas Property Code and other Texas laws.

By signing this petition, we unite our voices in insisting on the immediate resignation of Sterling Associates' current office staff and a complete overhaul towards transparency, professionalism and adherence to the rule of law.
