Demand Housing and Parking Standards Requirements 3r St & Flores

The Issue

As a concerned resident of Los Angeles, I am deeply troubled by the proposed construction of an 8-story building with 77 units at the intersection of Flores, Orlando, Sweetzer, Harper, and 3rd street. This development will only include eight extremely low-income housing units and has allocated a mere 38 parking spaces for commercial businesses. No provisions have been made for tenant parking; instead, they are expected to rely on bicycles.

 

This is not just an inconvenience; it's a blatant disregard for standard building requirements and the needs of our community, circumventing it by having a few low income housing units to by pass normal requirements.

The lack of adequate parking will undoubtedly exacerbate traffic congestion in our already busy streets and monopolize public parking areas. Furthermore, this project threatens to become an eyesore in our beloved neighborhood.

According to data from the City Planning Department, Los Angeles has one registered vehicle per household on average (source: LA City Planning Department). With this new development offering no tenant parking spaces at all, where are these vehicles supposed to go? This situation is not sustainable or fair.

 We must hold our local council and mayor's office accountable for upholding standard building requirements that ensure equitable housing opportunities and sufficient infrastructure support. We cannot allow developers to prioritize profit over people's quality of life.

The Project will contain approximately 90,066 square feet of floor area, equating to a total Floor Area Ratio (FAR) of approximately 4.66:1, including approximately 11,026 square feet of commercial retail space on the ground floor. The Project will provide approximately 2,188 square feet of credited open space that includes a podium courtyard, sky deck, business lounge, fitness room, and aqua lounge. Additionally, 5,328 square feet of non-credited open space will include private balconies; podium courtyard, business lounge, fitness room, and aqua lounge. The Project will provide 38 vehicle parking spaces and a total of 78 bicycle parking spaces."
