Demand City of Vancouver Address Community Concerns

The Issue

In Vancouver, Amica Seniors Living—a private luxury facility with annual rents anticipated to range between $91,000-$180,000—wants to rezone over a city block along 3329-3429 W.41st Ave. & 5649-5683 Blenheim St.

We support densification and seniors housing, we just want a project that works for the Dunbar community.

The City of Vancouver needs more affordable housing for seniors. This must be done sustainably. Allowing buildings that are far too high and have negative impacts on neighbours and the community is not a sustainable path. The same unit count for this building could be achieved with a lower height, setbacks and sunlight corridors to minimize impacts.

We need your help!

The most important thing you can do is:

  1. Send a comment about the project that will be reviewed by the City as part of the public hearing on April 9. Place this address in the Subject line for reference - 3329-3429 W.41st Ave. & 5649-5683 Blenheim St.
  2. Sign up to speak at the hearing
  3. Sign by April 8th, and we will present support for our petition to the City of Vancouver during the public hearing before Council on the rezoning application for this site.

We are asking for the following:

  1. Lower the height: Although the development is 6 stories high, at 85 ft. high, it is actually equivalent to a typical 8 or 9-storey building. Lower the height to 72 ft. to conform with Vancouver’s Streamlined Rental Policy, and that is the height of the rental building next door currently under construction on W.41 Ave.
  2. Allow sunlight to shine through: Have breaks in between buildings and step the building further back with additional setbacks on the higher floors.
  3. Retain all the trees on neighbouring properties: The development requires that trees on our own properties be cut down so they can advance their project. Do not kill them by cutting the roots. The trees are important for privacy, noise buffer and views.

The City of Vancouver needs to work in partnership with developers to create more housing. One possible solution is to transfer the excess density on this site to other future Amica/Intracorp sites. This will create an incentive to build more homes in the future without compromising their financial returns. A win for all.

Please note, it is free to participate and sign this petition. The fundraising Change.org does goes directly to Change.org.

Thank you,

Dunbar residents
