Defer East Nashville Davidson Street Rezoning!
The Issue
Who is impacted?
Nashville Metro Planning Commission has prematurely approved a rezoning proposal (Case 2023SP-053-001) that would allow high rise buildings up to 20 stories (approximately 230' tall), located directly across the street from a community of single-story homes.
What is at stake?
This is the first time such a project has been proposed for East Nashville community and sets a dangerous precedent. Future developers will cite this departure from a logical, gradual cityscape transition as the first step in extending the downtown urban Gulch farther into East Nashville. Metro Planning has effectively traded 8-to-12 stories over the current 7-story limit for a small amount of green space and limited river access. This inequity is a bad deal for the surrounding community. We would never make this trade under the proposed circumstances.
Why is now the time to act?
We urge Nashville City Council representatives to defer this rezoning until a more suitable, equitable, and articulable plan is presented. While our community embraces our Cumberland riverfront development, the current rezoning request and plan is untenable. The City Council has the opportunity to hold itself, Metro Planning, and the developers accountable for ensuring the community's interests are represented. This has not been the case thus far. A deferment of this proposal is a prudent action until a new City Council is able to fully and diligently examine the risks of this project.
