The increased presence of such housing options has not only diminished property values but has also contributed to a rise in crime, and has led to excessive traffic that disrupts the peace and tranquility we once had.
Our neighborhoods were designed for families seeking a safe and nurturing environment. However, with the current zoning loopholes, multi-family properties are altering the landscape and character of our communities. According to a study by the National Association of Realtors, property values typically decline by up to 10% in neighborhoods where there is an influx of housing types not originally planned in urban development projects. In addition, a report from the Urban Institute indicated that concentrated multi-family residential areas have, in some cases, seen a spike in local crime rates, correlating with the lack of community oversight and resources typically available in single-family neighborhoods.
It's time for our local government in Arlington to take decisive action to preserve the integrity of our residential areas. We propose an adjustment to the local ordinance that firmly restricts the development and approval of multi-family housing in areas zoned solely for single-family units. The establishment of clear guidelines and increased enforcement measures will ensure that single-family neighborhoods remain true to their intended purpose.
