Build to Fit in, Not to Stand Out - Rockridge Neighbors for Sensible Housing

The Issue

We are concerned about the proposed project for a Senior Living Facility at 6230 Claremont Avenue. While we support a
high-density Senior Living Facility, the proposed seven-story, 93-foot tall building exceeds the currently zoned 55-foot
maximum height by 38 feet.
Loss of Zoning Integrity – This will open the door for any developer to demolish existing structures and build seven story
buildings, or more, anywhere along the College Avenue corridor.
Erosion of Neighborhood Character – With no buildings greater than four stories along College Avenue, Rockridge
provides a human-scale experience and abundant sunlight. Allowing buildings taller than current zoning laws will result
in an urban canyon and a significant loss of natural sunlight in public spaces.
Reduction in Traffic Safety – A seven-story building can generate nearly twice as much traffic than a building that meets
current zoning requirements significantly increasing vehicle-pedestrian-cyclist interactions and decreasing the safety of
everyone.
We, the petitioners, request the City of Oakland to:
- Engage the community in a transparent design review process
- Ensure public safety and emergency access with robust traffic mitigation and parking solutions
- Reduce height and massing to align with neighborhood scale
