Here we go again...! 

📣📣OBJECT NOW!📣📣

The largest building on Church Rd, the old Wetherspoons with the 1912 cinema inside, is once again under threat. Landrose, the developer, has put in two failed planning applications to turn the building into a 42 bed house of multiple occupancy (HMO) and has just submitted another: https://pa.bristol.gov.uk/online-applications/

Landrose obviously thinks there won't be 1,000 objections again, like there has been for each of the previous applications, and that they can wear out the local community and game the system to finally get their way. Let's show them that we are not ready to roll over, and let them and the Council know just how we feel about this proposed development right in the heart of our local High Street!

We know this community deserves a venue, the historic cinema returned to full use but fit for the 21st century - there are people who want to help us restore it. But we need the building. And we cannot ever have it if it is turned into a 42 bed HMO. 

Remember, it's essential to include 'material conditions' in your objection. There are very few changes to the new planning application so you can use some of your previous wording. However, please note they have now added some parking. 

Some suggested bullet points for your objections:

Parking: 

- The new application allows for 4 parking spaces, but the report states this development needs between 4-11. 

- Parking Space 4 does not have a suitable turning head and will not allow for a smooth, safe turn.

- Parking Space 1 has a difficult swept path, with the entrance into the parking possibly affecting it.

- Nothing is said in the plans as to how the gate will open and close.

- Parking standards require disabled spaces, with suitable entrances into the building and 1.2m around each space. There are none in these plans.

Unacceptable standard of the plans: 

- Poorly labelled items, some including elements that make no sense. Eg: Both ground floor bin stores do not have doors of the right size for larger containers to be moved in and out; 

- A study / games room cannot be both things, the integrity of the plans is in question (Honesty and Integrity are core principles of the RTPI Professional Code of Conduct).

- The ‘cinema’ with no space for a screening room is another unclear plan and now there is a cafe in place we question the integrity of the plans.
