Dear Simon Property Group, Charlotte City Council, and Phillips Place Community,

SouthPark is one of Charlotte’s premier shopping and dining destinations, yet it currently has no movie theater. The beloved Regal Phillips Place Stadium Cinemas, which operated for over 25 years right in the heart of the neighborhood, closed in 2022 and the site remains vacant. Residents, families, and visitors now have to drive farther for a local cinema experience.

We are excited about Simon Property Group’s recent acquisition of Phillips Place and the planned development of the vacant 3.65-acre former theater lot. We respectfully urge you to incorporate a smaller-scale, modern movie theater at the ground level of a mixed-use building on this site—with retail, dining, office, or residential space above.

Why this makes sense:

A boutique cinema (4–8 screens, potentially with dine-in, premium seating, or experiential formats) would activate the street level and draw consistent foot traffic to benefit existing Phillips Place businesses.
It aligns perfectly with Simon’s vision of an upscale “shopping, dining, and entertainment destination.”
SouthPark’s affluent, family-oriented neighborhoods (Myers Park, Foxcroft, Eastover, etc.) deserve convenient access to movies without leaving the area.
Mixed-use development is already zoned and proven in Charlotte—ground-floor entertainment + vertical building maximizes the site efficiently.
This isn’t about rebuilding the old 10-screen theater—it’s about a smart, community-focused amenity that enhances Phillips Place for years to come.
